Loft boarding and ladders

Raised loft boarding, loft ladders and hatch improvements planned around the structure, the insulation and the usable area.

Boarded loft with clean rafters, lit by daylight from a roof window
Included

What this service covers

  1. 01

    Loft boarding

Boards fitted on raised supports so the insulation underneath keeps its full depth and the space is safe to use.

  2. 02

    Loft ladders

Two-section, three-section and folding timber ladders fitted to suit the hatch position and the landing below.

  3. 03

    Hatch enlargement or relocation

The opening moved or widened where the existing hatch is too small or badly placed for a ladder.

  4. 04

    Insulated, draught-proof hatches

A sealed, insulated hatch so the new loft floor does not leak heat through the opening.

The problem

What this service addresses

An unboarded loft is hard to use and easy to damage. Boards laid straight onto joists crush the insulation underneath, and an awkward hatch or no ladder keeps the space out of reach.

When it applies

It may be the right call if

  • You want safe, usable storage in the loft
  • The hatch or ladder is awkward, unsafe or missing
  • Boarding is being planned alongside new insulation
  • An unfinished or partial setup needs sorting out properly
Assessment

How we assess it

We measure the usable area, check the joists, services and insulation depth, and look at the hatch position and the landing below. Then we agree the boarded area, the raised system if needed, and the ladder or hatch changes.

The work

What the job involves

  1. 01Fit raised supports where the insulation depth needs protecting
  2. 02Board the agreed area with the joints supported
  3. 03Enlarge or move the hatch where agreed, and fit an insulated hatch
  4. 04Fit and test the loft ladder so the finished access is safe to use
Afterwards

What you receive

A boarded, usable area with a ladder and hatch that work, and photographs of the finished space.

Straight answer

What we cannot guarantee

Boarding is for storage, not for converting the loft into a room. We cannot confirm structural loads without the right checks, and we will say so if a job needs a structural engineer.

Questions

Common questions

Can boarding go straight onto the joists?

Only where there is no insulation to protect. Otherwise raised supports keep the insulation at full depth.

Which loft ladder should I have?

It depends on the hatch size, the ceiling height and the landing. A three-section ladder suits a tight landing; a folding timber ladder suits a larger hatch. We recommend on site.

Can the whole loft be boarded?

It depends on the joists, the services and how the space will be used. We agree the practical area with you.

How long does a ladder take to fit?

Most ladders are fitted in a few hours. Enlarging or moving the hatch adds to that and is confirmed in the scope.

Is a boarded loft a habitable room?

No. Boarding is for storage. A conversion is a different project with different rules.
