Spray foam applied to the underside of a roof can hide the timbers, membrane and fixings. Surveyors, lenders and buyers increasingly ask for it to be removed so the roof structure can be inspected properly.

Common questions

Why is spray foam a problem?

It can stop parts of the roof structure being inspected. Some lenders and surveyors ask for it to be removed before a sale or remortgage. Every property is different, so we review yours before saying what applies.

Can you tell what is needed from photographs?

Photographs and a survey note are a good start. Access and the condition inside the loft normally need to be understood before the work is agreed, and we will say if a visit is needed.

Will the roof timbers be fully clean afterwards?

The aim is to expose the relevant areas so the structure can be reviewed. Light residue can remain on timber surfaces. We show you the result and photograph it.

Does removal mean I need new insulation?

Often the loft floor is insulated separately, so removing foam from the slopes does not always change that. We review the existing insulation as part of the same visit.

How long does it take?

It depends on the size of the roof, the type of foam and the access. We confirm a realistic duration in the written scope.
